The Pradhan Mantri Awas Yojana-Urban 2.0 (PMAY-U 2.0) is set to provide a major push to affordable housing for eligible urban families in Rajasthan, including those in Bharatpur. The scheme is designed to help economically weaker families and middle-income households construct, purchase or access affordable housing.
The Union government approved PMAY-U 2.0 to address the housing needs of one crore urban poor and middle-class families across the country over a five-year period. The scheme has a total investment of ₹10 lakh crore, including government assistance of ₹2.30 lakh crore.
Under the scheme, eligible families can receive government assistance of up to ₹2.50 lakh per housing unit, depending on the component through which they receive benefits. PMAY-U 2.0 is being implemented through four major verticals: Beneficiary Led Construction, Affordable Housing in Partnership, Affordable Rental Housing and the Interest Subsidy Scheme.
The scheme is particularly important for families living in urban areas who do not own a permanent or pucca house anywhere in the country. Families falling under the Economically Weaker Section, Lower Income Group and Middle Income Group categories can be considered for benefits if they meet the prescribed eligibility conditions.
According to the official guidelines, EWS households are those with an annual family income of up to ₹3 lakh. LIG households have an annual income between ₹3 lakh and ₹6 lakh, while MIG households have an annual income between ₹6 lakh and ₹9 lakh.
One of the key conditions is that the beneficiary family should not own a pucca house anywhere in India. The definition of a beneficiary family generally includes the husband, wife and unmarried sons and daughters.
The Beneficiary Led Construction component is aimed at eligible EWS families who have their own land and want to construct a new pucca house. Under this component, financial assistance can be provided to help beneficiaries build their homes.
For families that do not have land, state governments and Union Territories may provide land rights or pattas in accordance with applicable rules. This component is expected to be particularly useful for low-income urban households that already have access to a plot but lack sufficient funds for construction.
The Affordable Housing in Partnership component focuses on houses developed through partnerships involving governments, urban local bodies and public or private agencies. Eligible EWS beneficiaries can receive assistance for purchasing houses constructed under approved affordable housing projects.
PMAY-U 2.0 also includes an Affordable Rental Housing component. This is aimed at people who may not want to purchase a house immediately or cannot afford to construct one. Working women, industrial workers, migrants, homeless people, students and other eligible urban residents can benefit from affordable rental housing options created under the scheme.
Another important component is the Interest Subsidy Scheme. Eligible EWS, LIG and MIG families taking qualifying home loans can receive an interest subsidy. Under the scheme, loans of up to ₹25 lakh for houses valued up to ₹35 lakh can qualify for a 4% interest subsidy on the first ₹8 lakh of the loan for a tenure of up to 12 years, subject to the scheme’s conditions. The maximum subsidy can be ₹1.80 lakh.
The scheme also gives preference to several vulnerable sections of society. Widows, single women, senior citizens, persons with disabilities, transgender persons, members of Scheduled Castes and Scheduled Tribes, minorities and other weaker and vulnerable groups are among those receiving priority under the scheme.
Special attention is also given to groups such as sanitation workers, street vendors, artisans covered under the PM Vishwakarma scheme, Anganwadi workers, construction workers and residents of slums and other vulnerable settlements.
The rollout of PMAY-U 2.0 is already progressing nationally. In August 2026, the government announced that more than 2.09 lakh additional houses had been sanctioned under the scheme, including houses in Rajasthan. With those approvals, the total number of houses sanctioned under PMAY-U 2.0 crossed 18.38 lakh.
The latest approvals included more than 1.42 lakh houses under the Beneficiary Led Construction component and 67,045 houses under Affordable Housing in Partnership. Rajasthan was among the states included in the latest round of approvals.
The broader PMAY-Urban programme has already had a substantial footprint in Rajasthan. According to the Rajasthan government’s economic review, 2,77,908 houses had been sanctioned under PMAY-Urban in the state up to December 2025. Of these, 2,38,942 houses had been completed, while 32,726 were under construction.
For residents of Bharatpur and other urban areas of Rajasthan, the implementation of PMAY-U 2.0 could provide another opportunity to access affordable housing assistance, provided they satisfy the eligibility requirements and their application falls under an approved component of the scheme.
However, beneficiaries should not assume that every applicant will automatically receive ₹2.50 lakh. The actual assistance depends on the applicable vertical, the beneficiary’s eligibility, the state or urban local body’s implementation process and the specific conditions prescribed under PMAY-U 2.0.
The scheme is being implemented for five years from 2024 to 2029. States and Union Territories participate in the programme after completing the required process with the Ministry of Housing and Urban Affairs.

Applicants should also verify the latest application process through official government channels rather than relying on unofficial agents or social media claims.
PMAY-U 2.0 is ultimately aimed at expanding access to affordable housing for urban households that do not already own a pucca home. With Rajasthan included in the latest rounds of housing approvals, the scheme is expected to remain an important part of the state’s urban housing programme.

It is a broader housing programme offering different forms of assistance, including construction support, affordable housing opportunities, rental housing and interest subsidies depending on the beneficiary’s circumstances.
